FIRE & WARMTH

A Fireplace Proposal for Gurney's Lake Tahoe

Hey Alana! —

We stopped by your project management office at Gurney's — sorry we missed you. We're the crew that installed the original sixty fireplaces across this property, and it was honestly a little sad to hear they’re all being ripped out — but hey, that's life and renovation. We know every wall, every chase, and every clearance in these buildings.

A fireplace is still the number one amenity Tahoe guests ask for, talk about, and book around. We put together a few ideas on how to keep that experience alive in the new Gurney’s — without compromising the renovation’s vision for more space.

We'd love to earn a continued place here.

The Case for Fireplaces

Why Hearth Is the Highest-Value Amenity in a Lake Tahoe Property

In hospitality design, amenities are measured by their ability to influence the booking decision, elevate the perceived room rate, and generate emotional memory. The fireplace delivers on all three.

Category Insight Tahoe Relevance
◉Focal Point
Architecture
The hearth is the primary focal anchor in a room — the element the eye seeks first. It organizes the guest’s spatial experience around warmth and refuge. A fireplace defines the wall, reduces visual clutter, and signals intentional luxury from the moment of entry.
◒Biophilic
Response
Fire triggers a measurable parasympathetic response — reducing cortisol and promoting the state guests describe as “unwinding.” No other in-room feature replicates this. Tahoe guests arrive seeking restoration. A fireplace delivers that neurological shift before a single service interaction occurs.
♦Elemental
Balance
Lake environments evoke water and expansiveness. Fire completes the elemental palette — a principle in high-end resort design called “elemental layering.” The pairing of Tahoe’s water view with in-room fire is the defining sensory quality of a premium Tahoe stay.
ϟDynamic
Presence
Static luxury features read as quality but don’t move. A fireplace introduces kinetic energy: living light, ambient sound, changing warmth — making the room feel inhabited, not staged. Mountain properties risk feeling austere. The movement and sound of a fireplace animate the room and make the property feel alive.
▥Booking
Driver
“Fireplace” ranks in the top five most-searched OTA filters for mountain and lakeside resorts. Guests explicitly select for it — and pay meaningfully more. At a $40–60/night Fireside tier premium across 20–30 units: $175K–$330K in additional annual revenue. The fireplace is a revenue strategy, not a cost.
★Review &
Reputation
Fireplaces generate disproportionate mention in guest reviews. Guests photograph, tag, and cite them by name — organic content driving bookings far beyond the room. “Fireplace in room” is among the most repeated phrases in 5-star Tahoe resort reviews. The amenity guests brag about.
